Why us here

Home Remodeling in Wellington

A whole-house project is a different animal from a single room. Six trades have to arrive in the right order, inspections have to clear before anything closes up, and somebody has to own the schedule. In Wellington that somebody is us: our office is on Polo Club Road, and the project manager on your job is the same person from the first walkthrough to the last punch item.

What we usually find in Wellington

What we open up depends on where you are. The eighties and nineties stock in Sugar Pond Manor, The Landings and Wellington View usually needs the closed floor plan opened, the popcorn ceilings gone and the panel looked at. Out on acreage near Little Ranches, Paddock Park and the equestrian corridor the jobs run bigger: additions, primary suites, garages converted into real living space. Newer Olympia and Binks Forest houses come to us mostly for finishes and layout.

Built for the houses Wellington actually has

The scope and the price are fixed before demolition day. Structural and mechanical work gets inspected through the Village building department before drywall goes anywhere near it. Kitchens, baths, flooring, impact windows, roofing, electrical and plumbing all run through our own crews, which is why the schedule holds. Licensed Florida general contractor, CGC1532162, with a warranty on the finished work and interest-free financing in house.

Scope

What a home remodeling job includes

Every home remodeling job we take in Wellington runs the same way. A whole-house job runs on sequence, so the same order of work applies on every project we take.

Scope and survey

We walk the house, note what is structural and what is not, and put a fixed scope and a fixed price in writing before demolition day.

Structure and permits

Load-bearing changes get engineered and drawn. Permits and inspections are ours to pull and schedule, including the structural and mechanical sign-offs.

Mechanical, electrical, plumbing

Panels, circuits, supply and waste lines all get looked at while the walls are open. Undersized service and aluminium wiring get flagged before they become a surprise.

Kitchens and bathrooms

Both run through the same crews that do them as standalone jobs, with cabinetry from our own shop and counters templated on site.

Flooring, drywall and paint

Flooring runs continuous where the layout allows, ceilings get flattened, and interior and exterior painting are carried by our own painters.

Roof, windows and exterior

Impact windows, roofing and stucco repairs get rolled into the same contract, which keeps the wind-mitigation paperwork in one place.

Answers

Questions people in Wellington ask us

Can we stay in the house while you renovate?

Usually yes, and most of our Wellington clients do. We zone the work, seal off what is open and keep at least one bathroom and a working kitchen area live as long as we can. On a full gut we will tell you up front which two or three weeks are genuinely rough.

How much of the job do you actually do yourselves?

Kitchens, baths, flooring, drywall, paint, roofing, electrical and plumbing are our own crews. That is the reason a Wellington job holds its dates: we are not waiting on somebody else’s calendar. Specialty items like glass and countertops come from fabricators we have used for years.

Our house backs onto the bridle trail and access is tight. Is that a problem?

No. Plenty of Wellington properties we work on have gate codes, horse traffic or a single narrow approach. We stage materials to suit the access and agree delivery windows with you before the first truck rolls.

What happens when you open a wall and find something nobody expected?

We stop, photograph it and show you what it is and what it costs before touching it. Older Wellington homes throw up aluminium wiring, undersized panels and the occasional unpermitted addition. None of it is unusual and none of it goes on your bill without your say-so.

Do you handle the permits, or is that on me?

On us. Drawings, submittal and inspections all go through the Village of Wellington and we manage the whole process. You get told when inspectors are coming and what they signed off, and the paperwork is yours at the end.
