How long before work actually starts?
Drawings, engineering and review usually take the first two to four months. We give you the whole calendar in writing including the review time, so the wait is visible before you commit to anything.
Will the addition look added on?
Not if the tie-in is designed properly. Roof pitch, ceiling height, floor level and the exterior finish all have to line up, and that is decided on the drawings long before anybody is on site.
Does adding a bedroom affect the septic?
On an unincorporated property it usually triggers a septic capacity review. We check it before anything is drawn, and where the system needs upgrading it appears in the estimate as its own priced line.
Can we add a second storey to a block house?
Sometimes, and the engineer decides it. The existing footings and walls have to carry the new load, so a structural assessment comes first and it occasionally rules the idea out on cost.
Is a garage conversion easier than an addition?
Usually much easier, because the roof and slab already exist. It still needs a permit, insulation, egress and often a new electrical layout, and where a garage is required for parking the zoning can prevent it.
