We are in a Singer Island condo. Can we remodel at all?
Usually yes, within your association's rules. They typically govern work hours, how materials come up, which trades need insurance on file and what can change in wet areas. Get their requirements in writing before design, since they shape the schedule more than the construction does.
Does the building have to approve our contractor?
Most associations here require the contractor to be licensed, insured and registered with them before anyone starts. It is a normal step and we handle the paperwork.
Our mainland house is from 1958. What usually needs attention?
Electrical service, original plumbing and sometimes the slab. None of it is unusual for the age, and it belongs in the scope from the start.
How much does being near the ocean change the work?
It changes what gets specified more than what gets built. Fixings, window hardware and exterior finishes all have to cope with salt.
Can we move plumbing in a condo bathroom?
Sometimes, and it depends on the building's stack and what the association permits. It is the first thing to establish before drawing a new layout.
Are work hours restricted?
In most condominium buildings, yes, often with quiet periods and seasonal limits. We plan the schedule around them.
Is an addition possible on a mainland lot?
Often, once the setbacks are marked out. Those houses extend well when the slab and framing allow it.
Who issues the permit here?
The city. Drawings and inspections are handled through Riviera Beach, and we file and manage that.
Will the elevator hold us up?
Material moves usually get scheduled windows, which is workable once known. It is part of why condominium projects need a sequence agreed early.
