Can we change the kitchen layout in a condo?

Is the contractor vetted by the building?

Can we replace windows and doors ourselves?

That is usually an association decision, since the exterior appearance is shared. Some buildings run a coordinated programme instead.

How do materials get up to the unit?

Through whatever route the building allows, often with scheduled elevator windows and protection. It is workable, and it belongs in the plan from the start.

Who permits the work?

The town, alongside the association's own approval. Both come before anyone starts.

Is a waterfront house simpler than a condo?

Different. No association access rules, but setbacks, seawall condition and exposure all come into it.
